It has been an increasingly growing trend over the recent years to rent private homes rather than hotels, where visitors get much more comfort, space, convenience and social amenities at a fraction of hotel cost. When you vacate your home, it will be with the sound knowledge that it will continue to generate a generous income, paying most, if not all of the running costs.

The main advantage of a new house/villa is the simple fact that it is brand-new. With a new house it should be handed over to you in prefect condition, as with any new property. You will have the benefit of a builder's warranty. All the appliances will also have a warranty, as will other more expensive items such as the air conditioning system and the pool heater.
Brand New Villas

With regard to the rental bookings side - your new house will probably not be finished for at least 6 to 8 months after you put down a deposit. This provides for ample time to market the property. Many owners use drawings or water color sketches provided by the builder for adverts; some enterprising owners will find a house the same on another site and use that photo until their house is finished
Often new houses will differ in style and layout from older houses. Like everything there is a noticeable fashion in building style in Florida and the newer properties are generally considered more desirable. You will in most cases pay slightly more for a new house than for a re-sale. In the US, houses are not considered in quite the same esteem as in the UK or other countries. They are obviously the most important investment and probably the most expensive; however, they are seen as another consumer item along with a car or a washing machine, etc. New houses are considered better, and therefore they are often slightly more expensive.
The negative side is obviously that there will be a building site around you for a while and the builders might over run on the scheduled completion date. This should always be considered in advance and clients are advised to allow an extra month to the quoted time table and be cautious in accepting bookings too close to the completion date.
The choice should still be your own: Whether you buy new or second hand, the choice should be your own. It is recommended to purchase a new home and clients who want to buy a re-sale home should be open minded to looking at new developments.

Lake Mary Realty will arrange your inspection visit to Florida where you will be greeted at the airport by a licensed real-estate executive, who will then accompany you to your own private accommodation that we have arranged for the duration of your stay.
- You will be escorted around numerous developments constructed by independent developers / sellers giving you ample choice on location, size and price, so that you can make an informed decision.
- When you have found the ideal property, we will arrange (if necessary) a consultation with an independent mortgage broker to arrange your mortgage. You will usually only have to pay a 10% deposit on the property of your choice in order to secure it. We will then provide you with a selection of furnishing options to optimise your property rental to potential vacationers.
- We will then arrange for you to speak with one of Orlando’s top Management Companies, who will advise you in detail to turn your new property into a viable investment property/ income.
- Once you have returned home we will monitor your property’s progress. With new constructions, you can expect to wait around 12 months for completion. You will be updated periodically with photographs.
- Upon completion, our management company will provide the necessary walk-through of the villa to enable a final inspection to be carried out. After we are completely satisfied, your property will then have a thorough clean and be made available for occupation.

Purchase Considerations:
1.Will this purchase primarily be a vacation home? Do you intend to rent out the property when you are not using it?
2.How significant is the rental income to your investment/income needs?
3. Are you familiar with non permanent resident visas and working visas should you wish to live permanently in Florida?
A resident from a participating "visa waiver program" country can normally expect to holiday in Florida for up to 6 months at a time with a B1/B2 visa that many already have been stamped in their passport.
If you are not eligible for that, it’s usually obtainable from the American Embassy.
In either case you are not permitted to work in Florida without the relevant work visa. To work in the United States, you must have a green card or sponsorship. Should you wish to explore this option, one of our associated panel of experts are easily contactable to advise you and your family on non-immigrant investors visa - the E2, or Investors visa - the L1.
When determining a possible permanent residence, one must give realistic thought to the location relation to the buyer’s place of work. A vacation home will not need to be dependent on the above consideration.In order to maximize rental income, location of the property is of paramount importance and therefore it is sensible to assume that the property is located within a 10-minute drive of the Disney theme parks. By even adding just a few minutes outside this location, rental demand can deteriorate quite substantially .
Rental Restrictions:
Quite a while ago, Orange County imposed a law forbidding rentals of less than 30 days. This means that each letting must be for a minimum period of 30 days. Therefore, the best rental that could be achieved would be 12 in any given year.
Therefore, if you are considering purchasing a vacation home to rent to potential holiday-makers, Orange County would not currently be the best place to purchase a property.
Osceola County have very different laws from Orange County. Taking into account the large number of investors who already own homes in the county coupled with those who continue to invest in this county, the authorities have created protective exceptions and exclusions.
Polk County and Lake County are quickly developing and further investment is actively encouraged. Although, in theory, rental restrictions could be imposed in the future; at the moment this does not seem a viable option primarily due to the existing owners who would be adversely affected.
