Why Buy a Resale?
There are some compelling reasons for buying a re-sale. The house is built - you can see exactly what you are getting. The house may already be rented out so there is a possibility of taking over on-going bookings from the day you complete contracts. Completion can be quicker and done in a matter of a few weeks. You will not be living on a building site for the first few months. Re-sales are often cheaper. These are all good reasons for buying a re-sale.  The negative side is that you might need to spend some money on refurbishment. Unless the house is in first class order it could require redecorating, new carpets, some replacement furniture, etc. These items could soon add up and this has to be considered. Furthermore the appliances will not be under warranty. A rental home can have a fairly hard life. Even with a first class re-sale your additional costs are likely to come sooner rather than later.

Another factor to consider when buying a resale home is making sure the house is functional. For example, consider whether you think a potential vacation renter would rather rent a 4 bedroom house with 2.5 bathrooms or if that potential vacation renter would rather rent a 4 bedroom 3 bathroom house with 2 of the bedrooms directly connected to its own private bathroom.  It is very important that if you wish to purchase a resale home, that you allocate additional money to bring up the standards of the furniture and or furnishings in the house. In some cases this may not be necessary. The number of bookings may have been affected by the degrading quality of the furniture and furnishings and only by correcting this problem can you insure the increase in future rentals.
